Did you know it's easier than ever to own that beach home you've always dreamed of?

I know a lot of my clients aspire to own a vacation home on Florida's beautiful Emerald Coast, so I asked my friends down at the Premier Property Group, to give me a quick rundown of the best financing options currently available to buyers.

And I have to say, they came back with some eye-opening numbers!

Whether you are a medical professional, a veteran, had a bankruptcy, or just someone who has always dreamed of owning a vacation home near the most beautiful beaches in the world, chances are one of these programs is a perfect fit for you.

  1. Medical Professionals Program: Medical professionals, whether specialists, dentistry, or general doctor qualify. Up to 100% financing on primary residence, 90% on second home. No mortgage insurance or pre-payment penalty.
  1. No Tax Return Program (subject to property income): Using your credit qualifications only, the lender will do an appraisal of the projected income of the subject property. If 80% of the projection covers the mortgage payments, taxes and insurance, you qualify for the loan. Income not a criteria to qualify. 75% loan to value.
  1. Recent Event Program: No timeline requirements for bankruptcy, short sale or foreclosure. 80% loan to value for primary. Only a 540 credit score required. Up to $1 million loan amount. If 24 months out, 90% for primary home and 75% for second home.
  1. Jumbo Loan: 90% financing up to $5 million with no mortgage insurance on primary residence, 80% on second home and 70% for investment. Only a 680 credit score required.
  1. Asset Depletion Program: For those who have low income, but high assets: Using the assets as a qualifier instead of income, you can finance the loan up to age 85 or 30 years, whichever comes first. 70% loan to value.
  1. Bank Statement Program: No tax returns required. 12-24 month income average. 80% loan to value up to $2 million. Over $2 million is 65% LTV.
  1. Affluent or High Earner Program: Minimum of $250k joint income or $200k individual income. As long as you have 20% down payment as a backup, you don't have to use it. 0% down payment required on a 15 year fixed or 10% down payment required on 5/1, 7/1 or 10/1 ARM. NO MORTGAGE INSURANCE required. Loan amounts up to $850k for primary residence and $650k for second home/investment property.
  1. VA Loan: A couple dozen of our condos are VA financing-approved, which allows 100% financing.

Rates are always changing and may differ per lender, but here is a recent sample the top lenders. Of course, rates change daily and depending on loan term and program choice.

Current Rates
Primary Residence: 3.25 - 3.375%
Second Home: 3.50 - 3.625%
Investment Property: 4.25 - 4.375%

Market forecasters expect higher rates in the months and years ahead, and we are already seeing the market respond. Even with Emerald Coast property prices recovering back to their values before the Great Recession, rates like these offer a once-in-a-lifetime opportunity to save tens, even hundreds of thousands of dollars over the life of your loan, making it a uniquely opportunistic time to buy that beach home of your dreams.
